Project Manager

Job Description: 

Project Managers serve a key role in transforming client visions and design intent into reality. As a Project Manager at Crown Point Builders, Inc., your role will be a bridge between Sales and Design teams, Clients, and Onsite Production. Being an effective listener and communicator is essential. Your empathy helps you recognize what matters most to our customers and their designer. The Project Manager provides overall management of the project budget and schedule as well as production quality control. You will develop a project from preconstruction through project startup, construction, and final completion. Your collaboration with on-site crews throughout the project will ensure the highest level of quality. A general workload of 3 - 6 projects at a time is to be expected. 

**Time in field/office is about 40/60**

Responsibilities: 

  • Support the team in all aspects of the project by collaborating with the Executive team to set goals and meet objectives 

  • Act as an example of Company Goals and Mission and ensure jobsite culture adheres to Company Code of Conduct 

  • Proactively manage processes and expectations to ensure a positive client experience 

  • Maintain communication with Sales team and clients to get timely decisions and feedback 

  • Maintain high standards of workmanship that adhere to plans, specifications, and code requirements 

  • Oversee financial and contractual administration including purchase orders, sub-contractor agreements, change orders, payout application, and payout disbursements 

  • Ensure projects are completed in a timely manner and on schedule  

  • Ensure that jobsites are clean and orderly and in showing condition within reasonable notice 

  • Champion a culture of safety and efficiency  

  • Build teamwork and develop relationships with staff and subcontractors 

  • Collaborate with Design, Sales, and Production teams to improve processes, drive growth, and deliver a positive client experience 

  • Manage the execution of project scopes to ensure quality control, cost-effectiveness, and timely delivery of safe and desirable projects 

Duties:  

  • Enforce safety and quality standards on jobsites of staff and subcontractors 

  • Prepare, maintain, and ensure adherence to project schedule 

  • Attend and facilitate job progress/status meetings with Executive team and Production members on a weekly basis 

  • Assist Sales and design teams with client documents and attend client meetings 

  • Schedule and Manage Subcontractors and Develop a network of new Trade Partners 

  • Prepare bid requests and negotiate subcontracts 

  • Review architectural plans and specifications 

  • Perform site evaluations, review surveys, and assist with site selection 

  • Occasionally provide project superintendence on smaller projects 

  • Conduct regular project walkthroughs (With Sales/Design staff) to ensure work is proceeding in accordance with contract documents, drawings 

  • Prepare weekly summary reports including client reports 

  • Coordinate with Purchasing department to produce material take-offs and schedule material orders 

  • Coordinate with Construction Manager and Lead Carpenters to maintain efficient project production 

  • Coordinate with Warehouse and Production teams to ensure materials arrival at jobsites 

  • Acquire permits and coordinate with all applicable inspectors 

  • Prepare regular cost reports and ensure adherence to project estimates 

  • Review and update cost projections and control project budgets 

  • Monitor project budgets including the review, evaluation, and negotiation of all change orders 

  • Track materials and labor including invoice approvals for vendor payment
