To begin your journey we start by getting to know you. Your wants, your needs, your goals, and your budgets. We take all these pieces into consideration when creating your unique construction plan. 

We aim to establish a level of finishes, land details or requirements, along with other major components to be included. Once we have established the scope, it's time for us to assemble a budget.


2. Budget & Retainer

These days you have so many things competing for your hard earned money that it's important to have a clear budget. With many details to keep in mind, setting a budget early lets our designers maximize value to get you the most for your investment.  

To get your designer on the right track you'll need to narrow down your 'gotta haves', 'wanna haves', and 'would sure be nice to haves'. At this time, to retain our designers' and estimaters' time you provide a nominal sum that goes toward your project's total cost. 


3. Design/Selections

Save your valuable time! We believe our clients shouldn't have to drive from store to store with bulky samples to make selections. Our designers take the time to understand your tastes and help assemble beautiful selections and coordinate all the details. 

Our showroom is filled with thousands of products thoughtfully curated and thoroughly tested by our expert installers. Relax knowing you've selected quality products backed by our own extended warranty.

See your project come to life through our 3D deisgn software. You can virtually walk through different designs to get a real feel for your space.


4. Contract & Pre-Construction Meeting

Once all your final selections are made, it's time to make it official. Our guaranteed pricing means that the price you agree to at contract signing is the price you pay. No overages. No extras. The detailed contract ensures you get exactly what you've selected and no details are ignored. 

To kick-off the building phase we meet with all the key players; you, your salesperson, your designer, and your dedicated project manager. We'll cover the job schedule, phases, important checkpoints, and overall scope of your project.


5. Building Phase

Now hardworking, experienced craftsmen get to work creating you beautiful new space or home. Our trained project managers and supervisors take great pride in your project and work diligently to keep you informed and satisfied every step of the way. 

Our trusted partners work smoothly together bringing their individual expertise to your project. Utilizing high quality, proven products we are able to complete projects faster and with better results.


6. Final Walk-Through

As we approach completion of your project, your salesperson will walk through your home with you to ensure every detail is to your satisfaction. You may also discuss use and maintenance of new products and details of your various warranties.

 


7. Move In & Closing

As you've seen your dreams come to life throughout the building phase the excitement builds to this day. Once you've settled in, your salesperson will keep you updated on your warranty status and can handle any issues that may arise. 

Though we'll miss being a part of our clients' daily lives, we're hopeful for their futures enjoying their new home or space. Creating lasting relationships and putting smiles on others' faces is just as rewarding as creating beautiful buildings. As you close on your finished project we don't say "Goodbye", we say "See you later!".

Frequently Asked QUESTIONS

 
  • The first step is to schedule a meeting in our showroom to discuss all the initial details. This will include determining the needs and wants for your new home. Such as location, layout design, bedrooms, functionality, and any unique features. We’ll also discuss your budget for your home and how your wants and needs will fit into that.

  • If you have a specific plan in mind, sending it prior to the meeting helps give us an idea where to start. It’s also helpful if you have photos of specific designs, ideas, or finishes. Pinterest is a great tool to save ideas of what you like. Other things to think ahead about would be how many sqft you’d like, timeline, budget, if you want a finished basement, etc.

  • As we are a custom builder, there isn’t a magic number for the price per sqft. There are many variables that go into determining the cost of a home. The price depends on location, design, layout, special features or upgrades, garage, finished basement, and finishes.

  • We will put together a rough budget and plan drawing for no charge. We would then take a $5,000 deposit which would include full plan sets and a detailed estimate and proposal.

  • We take care of coordinating and providing all subcontractors for electrical, plumbing, exteriors, etc. We understand the importance of which is why we only work with professional trade partners who meet our high standards. All finish work is completed by our team. 

  • We’ll help you pick out all the finishes right in our showroom, from exteriors, to cabinets, flooring, lighting, etc. A Pinterest board will be created and shared to further help narrow down ideas.

 
 
  • The planning process takes a few months, depending on narrowing down the plan design and how quickly finishes are chosen. For a new build, the actual building process will take 8-10 months, around a year total. For a large remodel or addition the building process will be around 6-8 months depending on the scope.

  • We have a large variety of premade plans you can choose from or use as a starting point for your home. All our plans are fully customizable.

  • We work around North Iowa, within an hour radius of Garner. Garner, Forest City, Britt, Mason City, Clear Lake, Ventura, Kanawha, Klemme, Belmond, Lake Mills, and many more.

  • The contract will have everything already included in it. If certain things such as plumbing fixtures haven’t been chosen yet, there will be an allowance noted on the contract.

  • If changes are made after the contract has been signed, whether added or subtracted, we’ll write a change order for the difference.  This will also change the selected finish date on the original contract depending on work added and product availability.

  • All our work has a 1 year warranty. Some products (such as the kitchen faucet) have longer warranties.

  • We have different types of projects active at a time in various stages of the remodeling process.

    No, we won’t be there every day. Projects ebb and flow depending on the stage they are at and there may be nothing to do while we wait for the next step. With that being said, we have planned all of this into the estimated completion date, so your project will still be finished by the contracted date. Your home will be a priority project to us and we will keep you up to date on the latest work.
